Home Replacement Windows

Summary: Every now and then we want to update the look and feel of our home with a replace window project. Updating windows and doors can fulfill that need, especially when linked to repainting or residing your home. But new windows can also add to home security (especially in hurricane-prone areas) and can offer significant energy savings. Keep in mind that replacing windows is not a job for the faint of heart. Professional installation can ensure that windows look and function properly and that water is kept outside.

While there is a long list of reasons to consider home replacement windows, the one that almost seems to surface is that existing windows have become "drafty." That means that seals around the window have developed air leaks, the windows themselves were single pane (double or triple glazed) and/or crank windows no longer close properly.

But, you may simply want to update the look of your home, or add impact resistant windows to enhance hurricane security and lower insurance costs.

Whatever the reason for considering new windows, replacement windows, doors, you should do your homework in advance.

One can install windows themselves, but the project is much more than simply removing and replacing the windows. There is preparation, measuring, behind the wall evaluation (and possible repair work) and also proper waterproofing during installation. The latter involves much more than just caulking around the window. There can be several water seals involved, each adding extra protection against water leaks.

The replacement task can be even more daunting for the do-it-yourselfer if the windows are on the second or third floor of your house, condo or townhome or if there are larger windows involved in the installation.

Professional installations offer several positives. With a team involved in the installation, you can count on the job being done quickly. The installation company will also remove your old windows and casings and any debris from the installation. They'll guarantee the windows should they damage any during installation and ensure that any manufacturer's warranties are not voided.

As with any major home improvement project, you want to pick your installer carefully. This means interviewing several and asking hard questions. Evaluate the company's track record, testimonials that it offers and which window brands (e.g., Andersen replacement windows, Milgard, Pella) that it sells. Also consider energy saving aspects (e.g., reflectivity, emissivity, insulation value). Reputable installation companies will encourage you to visit the homes of one or more of their customers to inspect their work.

Because a home replacement windows project can be pricey, especially if you have a lot of windows to replace and/or there are large or odd shaped windows involved, cost may become a driver. But, you shouldn't make it your only criteria or even the major deciding one. Quality windows will last for 15 to 20 years or more. And, that means that energy savings should eventually exceed the initial installation cost. If you live in a hurricane prone region and install impact-resistant windows, you'll recoup significant insurance savings, too.

Home replacement windows can also add to the resale value of your home. But in today's real estate market, that should be a secondary consideration, at least for the short-term.
