Cooler weather is a useful reminder to check the windows, doors, and screens you have used all summer. Taking care of torn mesh, difficult hardware, and cloudy glass lets you enjoy fresh fall air and clearer views before cold weather arrives.
Start with how each window and door works. Open, close, and lock it gently, and note any damage that needs an assessment. A problem with one part often has a more focused solution than replacing the whole assembly.
Check screens before opening the windows
Look for holes, rips, snags, loose mesh, and missing screens. Check window screens, patio screen doors, and porch panels. A sound frame can receive new mesh. Have a bent frame assessed for repair, and have missing screens measured for replacement.

Check balances, jambliners, cranks, and latches
- Windows that will not stay up: Have the balances and jambliners checked. Do not assume that a difficult sash means the entire window is worn out.
- Casement windows that will not open or close: Check whether the crank is operating the sash as intended.
- Broken tilt latches: These help keep a tilting sash in position during normal use and release it for cleaning.
- Missing or broken locks: Check the lock itself and whether the window closes in alignment.

Look for cloudy or broken glass
Fogging or condensation between the panes cannot be wiped away from either accessible surface. It is a sign that the seal between the panes has failed. The repair is a new sealed glass unit in the existing frame, where the frame is sound and designed to accept replacement glass.

Include patio furniture and guest spaces
Fall maintenance is also a chance to check glass items used through summer or by visiting family and friends:
- Look for chipped or broken patio table glass.
- Check bathroom mirrors for cracks or chips.
- Note damaged shower enclosure glass or doors that no longer operate properly.
- Inspect porch screens for tears or damage around the frames.
