What should I include when requesting an estimate?
Tell us the property location, the issue or project, and how many windows, doors or openings are involved. A photo of the whole opening and a close-up of the issue are useful starting points.
Do you handle both residential and commercial properties?
Yes. We work on single-family homes, townhomes, apartments, condos, retail storefronts and office buildings.
Are you licensed and insured?
Yes. We're a Virginia Class A contractor, fully insured, with a COI and W-9 available for your subcontractor file.
Can you provide an itemized quote for our client?
Yes. Every quote is itemized line by line, so you can pass it straight to your client.
Do you offer board-up service?
Yes. We provide board-up service, subject to availability. Contact us about the damaged opening and replacement glass. For urgent after-hours securing, contact an emergency remediation company. We will assess the damage and provide a clear, itemized estimate.

Can foggy double-pane windows be repaired?
Yes, by replacing the insulated glass unit. A failed seal can't be resealed, but the new unit goes into your existing frame. It's typically $1,000 less than replacing the window.
What causes cloudy windows?
A failed seal between the panes. Moist air gets into the sealed space, condenses, and leaves a cloudy film on the inside surfaces. Heat, sun and standing water wear the seal out over time.
How much does it cost to replace fogged window glass?
A typical residential single- or double-hung sash insulated glass unit starts around $185–$300 for the glass unit only; installation is additional. Size, shape, clear/Low-E/tempered glass and internal grids affect the unit price. Installation varies with quantity, complexity and access, including ladder or scaffold setup. Every estimate is itemized. Replacing the glass is typically $1,000 or more less than a new window. Request a free estimate; photos are helpful but optional.
What is an insulated glass unit?
Two or more panes of glass separated by a spacer and sealed around the perimeter, with dry air or gas between them. The common double-pane unit is also called thermopane or a sealed unit. Triple- and quadruple-pane assemblies use additional panes.
How long does fogged glass replacement take?
Most ordered materials typically arrive 10–12 business days after approval. Once they arrive, our office contacts you to schedule installation. This is the materials lead time, not a promise that installation will be completed within that period.
What warranty comes with replacement insulated glass?
Insulated glass has a 10-year warranty, and labor/workmanship has a one-year warranty. Other product warranties vary; screens have no warranty. Refer to AS&G's written warranty for the coverage and terms for your project.
Will the new glass match my other windows?
Yes. We match Low-E to your other windows, rebuild grids in the same pattern, and match obscure or tinted glass, so the new unit blends in from inside and outside.
Can a cracked double-pane window be repaired?
The whole insulated glass unit is replaced. A crack in either pane breaks the seal between the panes, so one pane can't be swapped on its own. The new unit goes into your existing window.
Can you fix a window that won't stay up?
Yes. A window that slides down has worn or broken balances. We replace the balances on both sides and set the tension so the sash stays open at any height.
How do you get a stuck window open?
We inspect the sash, its alignment and the operating hardware before recommending a repair. Forcing it can damage the glass or supporting parts.
Is it better to repair or replace windows?
Repair them when the frame is sound and the problem is hardware, glass or seals. Replace them when the frame is rotted or warped. See our repair vs. replacement guide.

Why is my sliding glass door so hard to open?
Worn rollers are the most common reason. When the wheels flatten or seize, the door drops onto the track and drags. Dirt in the track makes it worse. New rollers and a clean track bring back a smooth slide.
How do you fix a sliding door that keeps coming off the track?
We inspect the rollers, track and panel alignment. Compatible rollers, adjustment, a track cover or replacement of a damaged track may be needed; the inspection establishes the repair.
Why won't my sliding door lock anymore?
The door has usually dropped as the rollers wore, so the latch no longer lines up with the keeper. New rollers and a height adjustment often fix it. If the lock is broken, we replace it.
How much does sliding glass door repair cost?
Roller repair often costs a few hundred dollars including parts and labor, and is typically thousands of dollars less than a new door. The exact price depends on the door and the parts needed. Glass replacement is a separate repair: panel size, grids and Low-E affect its price. Your free estimate is itemized.
Can you replace French door glass?
Yes. We replace glass in suitable single and double French doors, including divided-lite panels, with the grid pattern matched. Some standard French-door glass sizes may be available from stock, allowing replacement within 24 hours. Contact us to check your size and availability.
Do you replace patio door glass with blinds between the glass?
Yes. When a unit with built-in blinds fogs or breaks, we order a matching replacement unit with blinds sealed between the panes. Send a photo of the blind controls with your estimate request.
Can you replace a sliding glass door without replacing the frame?
Many sliding doors can be repaired when the frame remains serviceable. We assess the glass, rollers, track or lock before recommending repair or replacement.

Can window screens be repaired?
Yes. When the frame is straight, we replace the mesh and spline and reuse the frame. That's a rescreen, and it's how most torn or sagging screens get fixed.
Is it cheaper to repair or replace a window screen?
Repairing is cheaper when the frame is good. You pay for mesh, spline and labor, not a new frame. A new screen makes sense only when the frame is bent, broken or missing.
Why is my window screen sagging?
The spline has shrunk or hardened, or the mesh has stretched. Once the mesh sags, it won't tighten back up. A rescreen with new spline pulls it tight again.
Why does my sliding screen door keep coming off the track?
The frame, track or operating parts may be damaged or out of alignment. Send photos of the screen and opening so we can assess it. A bent lightweight frame often needs replacement.
How much does it cost to rescreen a porch?
The estimate depends on the number and size of openings, chosen mesh, trim and attachment-system condition, access and scaffolding. We provide a free, itemized estimate after assessing the porch.
Should I repair a few panels or rescreen the whole porch?
Repair individual panels when only a few are damaged and the rest are in good shape. Rescreen the whole porch when the mesh is old and faded, so every opening matches.
What are Florida screen panels?
Florida panels are heavy-duty custom screen panels fitted to porch openings. They provide durable insect screening and airflow. They are screen panels, not weather windows or an insulated enclosure.

Are frameless shower doors worth it?
For most walk-in showers, yes. They're the easiest to clean, they show off your tile, and they're built to fit your exact opening. They cost more than semi-frameless or sliding doors.
Are glass shower doors tempered?
Yes. We use tempered safety glass for our shower doors and enclosures. Tempered glass breaks into smaller fragments than ordinary annealed glass, but broken glass can still cause injury.
When do you measure for shower glass?
After all the tile and stone work is complete. Tile and backer board change the size of the opening, and frameless glass has to fit within fractions of an inch.
Do frameless shower doors leak?
There are small gaps at the hinges and door edges. Clear seals and a bottom sweep control splash, and aiming the shower head away from the door keeps the floor dry.
Is protective coating included?
Yes. Protective coating is standard on every shower enclosure we install. It helps water bead off and keeps hard-water spots from bonding to the glass.
Can you put glass doors on a bathtub?
Yes. Sliding doors, fixed panels and hinged tub panels can replace the shower curtain where the opening suits the chosen system. See bathtub glass enclosures.
Are sliding shower doors better than hinged doors?
They're better for tubs and for bathrooms where a door can't swing out. A hinged door is better for walk-in showers where you want a wide, open entry. Modern roller systems give sliding doors a frameless look.
How do you keep glass shower doors clean?
Squeegee the glass after each shower and wipe it with a non-abrasive cleaner once a week. Protective coating, which we include on every shower enclosure we install, keeps spots from bonding to the glass so this takes seconds.

Can you cut a mirror to size?
Yes. Every mirror we install is custom cut to your wall, with polished or beveled edges and any cutouts you need.
Can you cut a mirror around an outlet or light switch?
Yes. We map every outlet, switch and fixture before the mirror is cut, and each piece gets the cutouts it needs.
Can you replace the glass in my bathroom mirror?
Yes. We replace cracked, chipped and desilvering mirror glass in vanity mirrors, medicine cabinets and mirrored closet doors.
What is antique mirror glass?
Mirror with an intentionally aged finish. It's used for accent walls, backsplashes and furniture, and it's cut to size like any other mirror.
Do you install mirrors for gyms and dance studios?
Yes. We install mirror walls for fitness centers, gyms, and dance, yoga and barre studios, with safety-backed mirror and mounting planned for the space.
How are large mirrors mounted?
With a metal channel along the bottom that carries the weight, clips or a channel at the top, and mirror mastic that bonds the back to the wall.
Will there be seams in my mirror wall?
Yes, on walls wider than a single panel. Panels are set tight with polished edges, so the seams are thin, straight lines.
How much does a custom mirror cost?
It comes down to the size, the edge finish, cutouts, safety backing and the wall. Send photos and measurements for a quick, free estimate.

Can you replace just one pane of storefront glass?
Yes, when the frame is sound. We replace a single broken or fogged pane, manufactured to the exact size and matched to the surrounding glass. We also assess any damage to the metal framing or doors.
How much does storefront glass replacement cost?
The glass type, size, tint, coating and access affect the price. We also include any metal framing or door repairs, replacements and custom finishes. Your estimate is itemized.
Do you provide a COI and W-9?
Yes. We provide a certificate of insurance naming your company as additional insured, and a W-9 for your accounts payable team.

Can you fix items from a home inspection report?
Yes. We quote each glass, screen and window hardware item on the report separately, so it's clear what's being repaired.
Do you work with general contractors and remodelers as a glass subcontractor?
Yes. We measure to finished conditions, schedule around your trades and give you an itemized scope for your client.
Can you coordinate with tenants?
Yes. We schedule access with the tenant or your on-site contact and plan the work around their schedule.
Can you handle common-area glass?
Yes. We replace lobby and entrance glass, repair commercial door closers and hardware, and handle glass railings and amenity-room mirrors.
