Unit owner or association: who handles the window?

In a condo, the governing documents decide whether windows and sliding doors belong to the unit owner or the association, and it varies from building to building. We work for both. When the association sets a building standard for frame color, glass or grids, we quote to that spec, so a unit owner's replacement matches the rest of the building.

Working in occupied buildings

We coordinate access with your on-site team and residents, schedule around move-ins and building rules, protect hallways and units, and clean up before we leave. For high-rise work, we plan access before the job so the right equipment arrives on the first visit.

  1. Send the request. Community, building and unit, photos, access details and any PO or approval requirements.
  2. Get an itemized estimate. Electronic, line by line, typically within 24 hours once we have the information needed to price the job. Accept it online.
  3. Board or manager approval. Each line shows what's being fixed and what it costs, so approvals move.
  4. We schedule and complete. With your team and residents, and report back when it's done.

Noise-reduction options for condo windows

We assess two approaches to reducing noise from roads, trains, aircraft and other nearby activity: replacing suitable existing glazing with acoustic glass, or fitting a secondary sound-reduction window inside the existing window. The second option can be useful where a condo restricts exterior window changes or the existing frame cannot take the proposed glass, provided there is enough interior space. Suitability and any building approvals must be checked; neither approach guarantees silence.

An individual condo owner can request a residential estimate. Association and HOA property managers can use our property manager services.

The condo's governing documents decide whether windows and sliding doors belong to the unit owner or the association. We work for both, and quote to the association's building standard.

Can you replace condo sliding glass doors?

Yes. We repair rollers and locks, replace fogged or broken door glass, and install replacement sliding doors sized to the opening and matched to the building standard.

Do you provide itemized estimates for board approval?

Yes. Every estimate is electronic and itemized line by line, so your management company or board can review the scope and make an informed decision.

Can you handle common-area glass?

Yes. We replace lobby and entrance glass, repair commercial door closers and hardware, and handle glass railings and amenity-room mirrors.

Do you work in occupied units and buildings?

Yes. We coordinate access with your team and residents, work around building rules and protect the space while we work.
